NAMA HOUSES FOR SALE
22,000 IN DUBLIN BY 2020?
Can NAMA help alleviate the severe shortfall of houses for sale in Dublin?
By 2016, NAMA has stated, it will have increased the supply of houses for sale in the Dublin area by 4,500.
In addition, NAMA plans to provide financial assistance to help develop up to half of the estimated 44,000 houses and apartments that will be needed in the Dublin region by
the year 2020.
NAMA has recently earmarked 3,000 'shovel-ready'
properties, (50 percent of them currently in an
unfinished state since the market collapsed in 2007).
A further 19,000 more properties are at either the
planning or design phase of construction. This figure
allows for 1,500 properties located within the Dublin
A budget of up to 1.5 billion euro has been allocated
Now that a lot of it's prime assets, especially in the UK, have been sold, NAMA's remit is changing from a toxic loans bank into a financial resource for new and refurbished property development. It's criterion for funding any particular property development will be based on its perception that it will see its financial outlay returned and break even, or that it might even gain on the loan provided to the property developer.
