
How To Find The Price Of NAMA Houses For Sale
Legally speaking, NAMA does not own a single brick or blade of grass on any of the vast amounts of buildings and tracts of land it controls. NAMA "owns" loans and not property.
So be advised that buying a property controlled by NAMA is not as straightforward as the normal practice of seeing houses for sale in an estate agent's window, with the full address and price clearly marked, and then putting your best offer directly to the selling agent.
If you have seen a property for sale on NAMA's Property
Enforced list and you would like to know more about it,
such as the exact location, price and condition of the
property, you need to note the name of the receiver
dealing with that property and then email them with your contact details and the name of the property you are interested in. You will find the contact email address on the receiver's website. If you contact the receivers by letter or phone, you will be told that enquiries are being dealt with by email in the first instance.
The receiver will then pass your query on to the appointed sales agent and this may take some time to process. For legal reasons, the receiver may not immediately be in a position to tell you much more than what is on the Property Enforced document, or even when a sales agent will be appointed to deal with your enquiry.
When a sales agent is eventually appointed, their company details will be published on the NAMA website. If a sales agent has already been appointed, then you can contact them directly for price, location and other details.
NAMA is obviously obliged to obtain the highest price possible for the properties it controls and may sell properties by public auction, public tender, private treaty or whatever the normal market practice is for the particular type of property they are selling.
To sum up, if a sales agent has not been appointed (and therefore not yet listed by NAMA), you should deal with the receiver (by email) and they will pass on your contact details to the sales agent. If a sales agent has been appointed, you can deal directly with them.
